For Buyers

For you potential buyer’s there are some good deals floating around the city. Brookline’s notoriously over-priced Longwood project has lowered there prices in an unbelievable fashion – pricing two beds at 411 +/- a square foot over $100+ a square foot less then their starting prices. This comes after the project has been put up for sale as an entire parcel (check pesco.com) for more info on the eventual sale of the entire building.

The Modern South End is auctioning off there units at 100k + below recent sale prices – these units are spacious and work well if you do not need indoor parking as there parking garage is a disaster, but were parking lacks there common roofdeck and all around lofty feel are a bargain for their current low starting prices.

On Horizon – Broadluxe although they have not confirmed a date are speculating a mid-June auction date. From recent work with and on the building I expect prices to range from 400 a sq. ft starting point to high 500 sq. ft for the upper floors. If you are in the 1,000,000 buying range I would watch for this auction closely as there top floor 1500 sq. ft units with terraces could go for 900,000 – 1,100,000 w/out parking and this could be a real steal for that price.

Rental Front

Word is that Winn Companies will be representing The Carruth project for rental. This is a great project on the Ashmont T Stop in Dorchester. I will update you guys as soon as I get more info and they open the doors for rental appointments. Check out more info on the carruth on our site.
