Tenants come and go! Sometimes you are dealing with short term tenants and other times you’re dealing with long term tenants.  Either way, its important that as a landlord you find the RIGHT tenant for your unit.  Its crucial to have a compliant tenant so you avoid any problems.  Landlords are facing a HUGE risk when allowing people to live in their home, so try and get to know the person as best as possible before jumping into anything.  Its important to keep everything legal, I strongly suggest that you have a lawyer when figuring out a lease, it will make your decision a lot easier because a lawyer will help you discover a qualified vs. an unqualified tenant. Lawyers are also good to have in the picture so that there is no gray area if a potential client feels that they were discriminated.  KEEP EVERYTHING LEGAL. Another great thing to do is to check in with the possible tenants previous landlords.  Get a feel on how they were as tenants, if they obeyed the lease, if they were on time with rent and if they respected the property.  Don’t sign a lease if you’re blind to how they treated their past landlords. Its also important to not read TOO much into credit reports, they are not always consistent and correct, so don’t make it a breaking point if things are a bit off.  Lastly, do not settle for anyone, even if it is getting close to move in time and you’re space is still vacant, do not settle, it’ll be worth it in the long run to find the tenant that is right for you!
